Buying And Selling With Kim

Can you tell us how you first met Kim and about your initial experiences?

I first met Kim working hard at an Open House in the neighbourhood I used to live in. She was welcoming, charming and knowledgeable about the property and the neighbourhood. I found her not be so pushy, as so many other agents I had met, but rather engaging and highly personable with a knack of making those around her comfortable. When we finally decided to sell our home, we had Kim (in addition to others), walk our property, meet with us and present her credentials. She was by far the easiest choice. She was chosen to sell the property, and has subsequently sold another and purchase two more for me since that time - all with amazing results that exceeded my expectations.

What did Kim do to guide you in your market research when you were setting a price? How did you come to your final decision?

Kim took all factors into consideration and shared the information with me - neighbourhood comparables, market trends, locational factors, etc. She came up with a narrow range and fair evaluation of what the property should likely sell for and was open to our expectations. We discussed the various strategies of what to list for, through which Kim presented exceptional advice clearly obtained through her obvious years of experience. We agreed on something that made sense for everyone. She also provided invaluable insight and guidance on what little things I could do to better present the house to increase the likelihood of obtaining the targeted price.

How did you prepare your house for showing and/or being photographed? What are your thoughts on how the open houses were handled?

Through Kim's advice, I enlisted the services of Kelly Margani Interiors to advise and assist in making small but effective cosmetic and visual improvements to the Property. Kim provided a home inspection report to be be prepared prior to listing, photos were taken, marketing information prepared, disseminated and two segments of open houses were planned; one for the agents and one for the public. The open houses were invaluable. Kim and her team were able to provide direct feedback to us within an hour of the agent open house as to what comments were made and what the appetite seemed to be. The same should be said about the public open houses. Kim was able to quantify those who came and was able to qualify those who were potential purchasers - a true mark of of an expert in her field. Kim provided ongoing support, advice and feedback through the entire process.

How do you feel Kim handled the negotiation? How did the negotiations go and what had been your expectations?

Because Kim has been extensively involved through various housing cycles and has participated on both sides on the buying and selling process, Kim was instrumental in managing the negotiation processes in all of our transactions. She took the time to evaluate our feelings and expectations as they often change through both the selling and buying process. She assisted us in managing these feelings and always maintained focus on achieving the best deal for us. She was always professional, poised and effective in negotiating. I've come up on top in all my transactions with Kim in my corner.

How did the final closing of the sale go? Looking back is there anything you would have done differently? Is there anything that Kim did that you particularly appreciated?

Closings have all been smooth. I appreciate a lot that Kim does. She keeps me informed. She follows up after closing on numerous occassions. She does so many little things that you may not notice at the time, but in hindsight are the things that made my transactios successful, and that seperate her and her team, from the rest of the pack.
